In May 2024, we achieved an exciting milestone by completing a successful exit on our very first deal funded through private lenders!

795 Broadway Street is nestled in a serene neighborhood ideal for families. The property enjoys proximity to Mound View Park and Platteville High School, offering a community-focused atmosphere. Conveniently located, it sits just 1.5 miles from downtown Platteville and 3 miles from the University of Wisconsin-Platteville.
Background
Acquired in 2021 from a private lender, Safeguard Environments invested $15,000 in renovations, enhancing the interior of the building. These upgrades added significant equity to the property and allowed for rents to be adjusted to market rates. When the property was sold in 2023, the transaction delivered a return exceeding 16% to our private lender.
Business Strategy
Our approach centered on executing comprehensive interior renovations while maintaining occupancy to ensure consistent cash flow. This strategic execution also facilitated the growth of our property management division.
